Q: How close are the COGEFIMO units to my university campus?
A: Our units are conveniently located within a 10-minute walk from major university campuses in downtown Montreal, ensuring you're never far from your classes or campus events.

Q: Will I need a co-signer?
A: We will inform you if you need a co-signer after analysing your documents.

Q: What documents are required for apartment application?
A: All necessary documents can be found in the Required Documents section on our website.

Q: What is included in my rent?
A: Stove and Fridge (some building includes Wifi, microwave, dishwasher).

Q: Is there on-site maintenance?
A: We have a dedicated on-site maintenance team available to address any issues promptly. You can easily report any problems via our website or maintenance email.

Q: who do I contact when I have a problem in my unit or in the building?
A: You must always send an email to our maintenance team and call the building manager if it is an emergency.

Q: How do I pay rent?
A: The rent is paid the 1st of each month. All payments are done via Interac-transfer or direct deposit (when you sign the lease, we will give you the email corresponding to your unit/ building).

Q: Is there a grace period for late payments?
A: No. All rent must be paid the 1st of every month.

Q: Can I host guests in my unit?
A: Yes, you're welcome to host guests. We just ask that you respect the community rules regarding noise and guest stays to ensure a pleasant environment for all residents.

Q: Can I have pets in the apartment?
A: No. Pets are not allowed. In addition to that, no pets are permitted anywhere in the units, building or around the building. This applies to visitors coming to see you.

Q: How long is the lease for? Can I renew?
A: Generally, leases are for 12 months minimum, you may renew your lease as soon as you receive the renewal notice.

Q: What forms of payment are acceptable?
A: Interac e-transfer and direct deposit. No cash is accepted.

Q: Are washers and dryers available?
A: Yes. There’s a laundry room in the building. It works with prepaid cards.

Q: Are there any hidden fees I should be aware of?
A: We believe in transparency, so there are no hidden fees. Your lease agreement clearly outlines all the costs associated with your rental.

Q: How many months in advance will I receive my renewal notice?
A: For a 12 month lease you will receive your renewal notice 3-6 months before the end of your lease. For any under 12-month lease, you will receive your renewal notice 1-2 months before the end of your lease.

Q: If I need to move out early can I break the terms of my lease? How does it work?
A: No. You cannot break the terms of your lease. If you need to move out early you will have to find a tenant to transfer your lease to. There are certain conditions, therefore please send us an email informing us of that and we will be able to send you the procedure.

Q: If I transfer my lease, will the new tenant have an option to renew?
A: Yes. The new tenant will be able to renew when the transfer is completed, and the renewal notice will be sent to the transferee 1 month before the end of the initial lease term.

Q: Am I allowed to add a roommate? How does it work?
A: Yes. You can add a roommate based on the size of the unit; however, this must be approved by the administration and done before signing your lease, as both of you must sign the lease. You will need to send us an email informing us of that, and we will send you the list of required documents to go forward with that request.

Q: Can I extend my lease by 3-4 months (may vary) if I choose not to renew?
A: No. As our leases are on a 12-month contract minimum.

Q: Can I smoke in my unit?
A: No. The buildings are smoke and drug free environment. Tenants specifically choose our buildings to be able to have this smoke free environment. In addition to that, cultivating drugs is strictly forbidden.

Q: what happens if I forget my key?
A: You will need to contact our maintenance team by email or phone.

Q: What happens if I lose my key?
A: You will need to email or contact our maintenance team and you will be responsible for the key payment or lock change.

Q: Can I change my locks?
A: No. You cannot change your lock.

Q: When I leave the apartment at the end of my lease were do I leave my keys / fob?
A: You will leave the keys / fob on the kitchen counter. You will need to send an email to the administration as well as our maintenance team and advise the building manager that they keys/fob are in the apartment.

Q: Is subletting or lease transfers allowed?
A: Yes. Subletting is allowed however you would need to send us an email advising us you wish to sublet or lease transfer and our administration will forward you all the necessary documents on how to proceed.

Q: Am I allowed to do Airbnb?
A: No Airbnb is not permitted at all in the units.

Q: Do you cover expenses if I take the initiative to have the problems in my unit fixed myself?
A: No. It is your responsibility to notify our maintenance team via email as soon as an issue occurs in your unit of in the building. You are not allowed to proceed to any repairs whatsoever.

Q: Can I deduct from rent if the facilities in the building are not working?
A: No there is no deduction of rent. We do our best to keep up with our facilities, however, if you notice anything isn’t working, you need to advise our maintenance team right away by either sending an email or by calling, allowing us to solve the issue right away.
